Q: I am interested in purchasing a Trinity Townhome. When can I purchase a townhouse?
A: Trinity Townhomes is curently taking purchase agreements for the first 7 homes. For a $5,000 deposit, you can secure your townhome and choose your personalized selections from our available finishes.

Q: When will construction begin? When will the first phase of the development be ready to move in?
A: Construction on the development has already begun. We expect to have the first group of homes available for move-in in February/March 2009.

Q: Are the Trinity Townhomes condos or townhomes? What is the difference between a townhome and a condo?
A: The Trinity Townhomes are built like single-family attached homes but are technically condominuims because of the nature of the water and sewer ownership in the development. The homes are built like single family attached homes with completely seperate plumbing and mechanical systems for each home.

Q: Can I pick custom finishes for my townhome?
A: The Trinity Townhomes are not custom built townhomes, however we offer a variety of selections to suit your taste. We do try to accomodate special requests made by homeowners as best we can on a case by case basis. We are also confident to say that you will not find a similiarly priced townhome in Dallas with the quality of finishes that are in the Trinty Townhomes.

Q: Are there homeowners dues with the Trinity Townhomes? How much are dues each month? What do the homeowners dues pay for?
A: Yes, there is a homeowners association and associated dues that are required as part of owning a Trinity Townhome. The dues are expected to be approximately $150 to $170 per month. These dues pay for common services such as trash service, common area maintenance and watering of landscaping, etc.

Q: Which townhomes will have views of downtown? Will only the townhomes along the river have a view of downtown Dallas?
A: Most all of the townhomes will have a view of downtown Dallas. The townhomes along the Trinity River are three story homes with incredible unobstructed views of downtown Dallas from the second and third floors. The townhomes closer to Greenbriar Lane will be three stories tall with views of downtown Dallas from the rooftop terraces. Please take a look at our site plan for more specifics on each townhouse location.

Q: I heard that they just broke ground on the Trinity River project? When will they start improvements on the river? When will it be completed?
A: The Trinity River project is a $1.246 billion improvement project for the Trinity River corridor - the largest public works project in the history of Dallas. The project encompasses over 3,500 acres including the area next to the Trinity Townhomes. Improvements will include the creation of pedestrian and biking trails, wetlands, lakes, the Trinity Forest, new roads and architectually significant bridges. The Trinity River project officially "broke ground" in 2004 and is expected to take eight to ten years to complete. You can learn more about the Trinity River Corridor Project here.

Q: Do any of the townhomes have a private backyard area?
A: Yes, most of the townhomes have a private, fenced backyard area big enough for a garden or small pet. Take a look at our site plan for more information on which homes have yards.

Q: Are there shared parking spaces within the development where guests can park?
A: Yes, there are 22 parking spaces within the development as shown on Trinity Townhomes site plan. These spaces are owned by the homeowners association (HOA) are unassigned and available on a first come, first serve basis. Permanent parking for the homeowners is provided by the private, two car garage within each townhome.

Q: How will I water my backyard? Are there sprinkler systems installed for backyards?
A: Yes, there is a sprinkler system installed for the entire development that will automatically water the common areas and individual yards of the townhomes. This service will be included as part of the homeowners dues each month.

Q: If I purchase a home with a roof deck, can I put a hot tub on the roof deck?
A: It depends. Putting a hot tub on the roof of a townhome requires significant structual upgrades in order to support the weight of the hot tub and associatedwater. We provide a optional steel frame support upgrade for homeowners that purchase a townhome prior to framing that will support a hot tub on the roof. This upgrade also includes a specialized 220v electrical outlet to provide power for the hot tub.

Q: Are the Trinity Townhomes in the flood plain? Do I need flood insurance?
A: No, the Trinity Townhomes are not located in the 100 year floor plain and therefore it is not required by your mortgage company to have flood insurance.
